Modern Bedroom Ideas - Create a Contemporary Bedroom in 5 Easy Steps

Expert Author Dana BurnettOur bedrooms are our sanctuary, a place for rest and relaxation. The simplicity of modern bedroom designs creates a serenity that makes that feeling even more prevalent. Follow the steps below to create a contemporary bedroom. Here's how you can create a contemporary bedroom in 5 easy steps.

Step 1: Wall Color. This is very important because the color of the walls is a hallmark to a modern bedroom. Think outside the box and consider the new neutral shades of greens and grays. These create a soothing background for contemporary bedrooms that is more interesting and trendy than boring shades of beige. Another option is red, a daring choice that works well with the Asian themes that founded the modern bedroom designs of today. In case you decide not do that step, you can opt for the color that is currently on your walls. Even if it is just plain white, the selections that you make for the rest of the room can make almost any color workable.

Step 2: Furniture. This can be a very critical step. Modern bedroom furniture is sleek in design and kept to a minimum in designs. The color is usually darker wood or metal. You can recycle your old furniture by simply giving it a fresh coat of paint. Why this will be significant is that modern bedroom furniture is not the focal point in contemporary designs. In modern bedrooms, it is the look and feel of the entire room that creates a successful design.

Step 3: Bedding. What we are going to do here is to select bed linens with a hint of simple luxury. Remember that in modern designs, all of the bedding is brought into focus. It's not just your comforter or duvet that will be seen, but also your sheets and throws. Pictures in magazines and catalogs are a great place to get ideas for staging your bedding in the contemporary "unmade" fashion of today.

Step 4: Get Rid of the Clutter. To elaborate on that a bit, modern bedrooms are known for their clean simplicity. It's impossible to achieve that look and feel when it looks like a yard sale exploded in your room. Get rid of all nonessential items and put shoes and clothes back in the closet where they belong.

Step 5: Accessories. The home decor accents in modern bedrooms are kept to only a few key pieces that have a big impact such as a large framed print or an elegant vase. To keep that clutter-free look that is so crucial in contemporary designs, the room is not crowded with accents that draw your attention in every direction. Just a few carefully chosen pieces complete the room.

The internet is a great place to search for modern bedroom ideas! You will create the bedroom of your dreams in no time if you create and solid design plan and follow through. Happy decorating!

Buying a Rental Home for Investment

by Jamie Mathwig

With much of the country's housing market in a state of uncertainty, many home buyers are looking at not just buying residences, but buying rental homes as well. In many areas, there is an inflated inventory of homes on the market, many of which are likely to be foreclosures or short sales. These inexpensive homes create a unique opportunity for qualified buyers to add an investment property to their portfolio.

If you are in the position of looking for a suitable home to buy as a rental investment, you should take into consideration what would appeal to renters in your area as well as lower maintenance options for you, as the landlord.

Consider, first, the realtor's mantra: location, location, location. Due to the lack of down payment required in renting, it isn’t unusual for a renter to be able to afford a more substantial property, in a more suitable neighborhood, than they could as a buyer.

But don't make the mistake of taking the first great value McMansion that comes along, just because it looks like a bargain. Make sure that you take into account the essential elements that will appeal to renters. A home that is within a walkable distance to schools and shopping will likely be more popular with renters than one that requires driving to get to the closest amenities.

Another thing to consider when you’re looking for an investment property is the crime rate in the area. Rents in high-crime areas are likely to be lower than in areas that have a lower rate of crime and you may find that you’re more likely to avoid problems like vandalism and theft in a low-crime area too.

Don’t be afraid to consider what would benefit your interests as the landlord in a rental home too. While you might be tempted to buy a house that has a swimming pool, hot tub, elaborate landscaping, or other easily-damaged features, remember that someone will have to take care of those elements of the home and tenants might not be interested in the same level of upkeep that you think is required.

For many people across the country, the prospect of home ownership is currently unattainable and so there is an increased demand for rental homes. While these rates will doubtless settle in the future to levels closer to what we’ve seen in the past, the fact remains that until the economy improves and families’ finances recover, there will not be a total recovery in the real estate market.

Fall Home Decor

Sometimes in the warmer climates of Southern California we need to be reminded that the seasons are changing, but there is still a sense that summer is over and we're moving into that transition time before winter. We begin to make changes to our lifestyle, our eating habits, and reflect the season in our home decor as we decorate for fall.

These changes don't have to be drastic or expensive, there are lots of simple decorating ideas you can use to convey that autumn feel.

Cooler months convey cozy and warm, and this means warming up the colors in your home. Bring out the darker cushions and patterns; try adding throw rugs or draping an afghan over the sofa or an easy chair.

Pick-up some accent pieces to spread the autumn flavor, such as new coasters, lamps, a vase or piece of artwork.

Add some life with a new plant, real or artificial. It's also a great way to hide empty spaces or unsightly stains.

Open your mind to new ideas and try rearranging your furniture. It's so easy to get yourself into a rut with the same room settings, and you'll be surprised at the difference it can make. I remember having a dining room table that was placed parallel to a large window. It took up most of the room, but I couldn't imagine it any other way. A friend stopped in one day and suggested I change the position of the table so that it was placed vertically in front of the window. I was horrified, stating, "It would never work".

She convinced me to try it; grabbing the table and moving it quickly, before I could change my mind. Once the table was in place, the whole area opened up. The extra space allowed me to add a couple of extra pieces of furniture on both sides and a big comfy chair; suddenly I had a new room.

Along the same lines, rearranging may mean removing a piece of furniture from an overcrowded room. You may be accustomed to seeing things designed a certain way, but it doesn't mean they have to stay that way.

Don't restrict your changes to the indoors; nothing is more welcoming than a harvest wreath hanging on the front door or a big basket of fresh mums on the porch.

For a Halloween feel, fill a black basket with bright orange sunflowers.

Take all those summer decorating items and store them in a box, so that they'll be handy for the spring decorating season. Nothing freshens up a house more, than change; be bold, be fearless and enjoy!

Decorating kid's room on a small budget

Decorating your kid's room on a small budget can be a pretty daunting task as your child's preferences may not suit your pocket while you don't want to let him down at the same time! What can you do? Well, you can just be a bit more creative and thoughtfully create a 'wonderland' for your child, their own 'magical' world that will help them live their fantasy and make them happy! There are many options but you have to tactfully and tastefully make use of them so as to avoid any constraint on your 'pockets'!

You need to look a little and let your imaginations run wild keeping in mind your budget!
When decorating a room, there are many things to think about. Space planning, flooring, lighting, furniture, and window treatments are just a few. With so many things on the market available for home decorating, it may be difficult to decide just what is ideal for your kid's room. There are ways, however, to be sensible and furnish a beautiful kid's room on a smaller budget. Here are some tips:

· Even on a budget you won't want to ignore safety considerations. Read about the safety recommendations on the items such as toys, cribs, prams, games, etc. that you purchase for your kid's room.

· Buying secondhand can have many advantages. You may find items that are higher quality than you would normally purchase, or kid's furniture and accessories that can be refinished as you like.

· Chests, tables, chairs, clothing, books, and toys are also things that may well be found 'lightly used' or 'passed down'. Children grow so fast, and outgrow their equipment and clothing so quickly, that it's a terrific way to save some money. And, you can always put any 'extra' money into a college fund!

· Paint is the foundation for decorating. Paint is inexpensive and this alone will give your child's room a new look. Choose colors that are appealing to both you and your child, see if you can come to a mutual agreement on a color.
· Most kids love music and their friends, buy them a CD case to put their CDs in and use their CD covers as picture frames. They can put the pictures of their friends in these frames! They'll just love it!

· You will need a bed with a good mattress that is essential to their health. NO COST-COMPROMISE on a mattress.
· Assortments of stickers are inexpensive way to do up your kid's room since they are easily removable.
· Flooring is an important aspect of your child's room especially during the growing years. Instead of going in for wooden flooring with carpets or expensive tiles, opt for something cheaper yet safe like cork or rubber tiles.
· You can also decorate your kid's room with fresh flowers, potted plants that are beautiful in their own way yet inexpensive.

Well, as you can see options are varied and sometimes can be pretty confusing. But do not lose hope! The bottomline is-sit and talk to your kid(s) before you start decorating and find out what you maybe able to substitute for the expensive items. Try and remember to keep it simple yet appealing to your kids. Get them involved in the process of decorating and creating a room that they would love to grow up in and they'll cherish fond memories of it throughout their lives! After all your kids are very special!
